The Commission for Architecture and the Built Environment (CABE) says, in connection with Design and Access Statements "It is important to get the three-dimensional aspect of scale across. Computer graphics or plans can often flatten or distort a view, and so mislead the people reading the statement. Pictures should also place the viewer where people would really be, and offer a realistic interpretation of the scale of open space as well as buildings." The Design and Access Statement produced by JTP doesn't have any such three-dimensional representations so the two images we have extracted from the JTP Newsletter are all we have to go on.
The CABE advice also recommends that Design and Access Statements address the question "How will the development visually relate to its surroundings?" To do that it would have been necessary to discuss how the development will relate to the housing immediately opposite the site. This is not done in the Design and Access Statement and there is certainly no attempt to present the relationship to the housing opposite by means of images.
